Shela is the question we get asked about most, and for good reason. It sits one step beyond South Bopal on the growth curve: newer projects, wider internal roads, and rates that buy you noticeably more carpet area for the same budget.

The pocket has moved quickly from “upcoming” to “arriving.” New schools and retail have followed the rooftops, and the SP Ring Road keeps pulling connectivity in its favour. Some stretches still feel like they are filling in, which is precisely why the value is there.

Published data puts typical Shela rates in the region of ₹4,200 to ₹5,200 per sq ft (source: Housivity 2025), with premium new launches going higher. Recent 3 BHK listings around 1,760–1,815 sq ft have shown in the low-to-mid eighties of lakhs, which lines up with those bands.

Dominated by newer 2 and 3 BHK apartment projects, with 3 BHK the sweet spot. A growing set of premium launches pushes above the typical band.
