No stage of a property deal is less glamorous than due diligence, and none matters more. Every horror story you have heard about property in India, disputed titles, unapproved floors, frozen registrations, began with a skipped check.
This is the checklist we run before any client of ours commits money. Read it to understand what should be happening on your behalf, whoever you buy through.
The road, numbered
Title & chain of ownership
Who owns it, how they came to own it, and whether every link in the chain is documented. For resale, we trace the history; for new projects, the land's underlying title.
Approvals & sanctioned plan
The approved building plan against what actually stands. Unauthorised construction is a discount that collects its cost later, in regularisation risk and resale friction.
RERA status
For applicable projects: registration on Gujarat's RERA portal, the promised timeline, and whether the site matches the filings.
Encumbrances & dues
Loans against the property, society dues, property tax and utility arrears. Everything owed must surface before agreement, not after possession.
The money mechanics
Payment schedule aligned to milestones, TDS at 1% on purchases above ₹50 Lakh deposited against the seller's PAN, and stamp duty computed on the correct valuation base. Clean, full-value documentation only.
The agreement itself
Dates, defaults, penalties, what conveys with the flat, and exit clauses, read and explained line by line in plain language before you sign. If a clause cannot be explained simply, it should not be signed casually.
