The First-Time Home Buyer’s Checklist for Ahmedabad

Your first home is the most exciting, and most nerve-wracking, purchase you will make. The excitement is yours to enjoy. The nerves usually come from not knowing the steps. So here they are, in order, the way we walk our own first-time buyers through them.

1. Fix your real budget first

Before you look at a single flat, know two numbers: how much you can put down, and how much EMI you can comfortably carry. A common, sensible guardrail is keeping your EMI within about 35–40% of monthly income. Get this right and every later step is calmer.

2. Get loan-ready early

Do not wait until you have found the home to think about the loan. Check your credit score, keep your bank statements clean, and get a rough sanction sense in advance. It makes you a stronger negotiator and a faster closer.

3. Shortlist the right area, not just the right flat

A great flat in the wrong pocket is a slow regret. Weigh commute, schools, daily conveniences and resale before you fall in love with a balcony. In West Ahmedabad, that usually means comparing South Bopal, Shela and Shilaj honestly against your priorities.

4. Verify before you commit

This is where good guidance earns its keep. Key checks include:

  • Clear, marketable title and chain of ownership
  • Approved building plan and completion or occupancy status
  • RERA registration of the project, where applicable
  • No outstanding dues, liens or legal disputes

5. Line up your documents

6. Negotiate on facts

Emotion is the enemy of a good price. Negotiate using real comparable sales in the same area, not the seller’s asking number. This alone can save lakhs.

7. Agreement, registration and possession

Once terms are set, the sale agreement is drafted, stamp duty and registration are completed, and possession is handed over. Keep every receipt and document safe; you will need them for resale and society formalities later.
