Stamp Duty and Registration Charges in Gujarat: What Buyers Pay in 2026

The price you negotiate is not the price you pay. On top of every property purchase in Gujarat sits the government’s share: stamp duty and registration charges. Buyers who forget this line item discover it at the worst possible moment, a week before registry. Here is the plain arithmetic.

These are the standard published rates as of early 2026. Duty is charged on the higher of the transaction value or the government’s jantri-based valuation, which is why two identical flats can carry different duty bills.

A worked example

Take a ₹60 Lakh flat in South Bopal registered in a man’s name:

  • Stamp duty at 4.9%: about ₹2.94 Lakh
  • Registration at 1%: about ₹60,000
  • Total government charges: roughly ₹3.54 Lakh

Register the same flat in a woman’s name and the registration fee is waived, saving about ₹60,000 on this example. For many families, registering in the wife’s name, or jointly with her as first holder, is a straightforward, fully legal saving worth discussing with your CA.

The other line items

Two more charges catch buyers off guard:

  • TDS at 1%: on purchases above ₹50 Lakh, the buyer must deduct 1% tax at source from the seller’s payment and deposit it against the seller’s PAN. This is the buyer’s legal duty, not the seller’s.
  • GST on under-construction homes: 5% on most under-construction purchases (1% for affordable housing), and nil on ready homes with a completion certificate. Our guide on ready versus under-construction covers this in detail.

Budget for it from day one
