Every property conversation in Gujarat eventually lands on one word: jantri. Buyers nod along, and many quietly have no idea what it means. Since it directly decides part of your purchase cost, here is the two-minute version, minus the jargon.

What jantri actually is

Jantri, formally the Annual Statement of Rates (ASR), is the government’s own published price list for land and property across Gujarat, area by area, use by use. Think of it as the state’s minimum official valuation for any plot, flat, shop or office.

Why it matters to your wallet

  • It sets the stamp duty floor. Duty is calculated on the higher of your actual deal value or the jantri valuation. Even if you negotiate brilliantly, you cannot pay duty below the jantri-based figure.
  • It anchors loan and legal paperwork. Banks and registrars reference it, so it shapes what gets recorded and financed.
  • It signals where the government sees value rising. Jantri revisions tend to follow real market movement, area by area.

The 2023 doubling, and what came after

In April 2023, Gujarat doubled jantri rates across the state, the first major revision in years. Since then, a further, more granular revision has been proposed and taken through public consultation, with new suggested rates published for objections in late 2024. The practical takeaway for buyers: always check the current applicable rate for your specific survey number before computing costs, because the number moves.

How to check the rate for your property

Gujarat publishes jantri rates on the official Garvi portal of the Superintendent of Stamps. You look up the district, taluka and village or TP scheme, and the applicable rate for the property type. It is public, free and worth ten minutes before any serious negotiation, and our stamp duty calculator then turns the valuation into your actual duty bill. The honest note: jantri is a floor, not a market price. In active pockets, real transaction values often run above jantri; occasionally paperwork practices try to hide that gap, and that is a compliance risk no honest consultant will touch.
